RESPONSIVENESS

We know that nothing is worse to an HOA than having lists and lists of things that don't get done and then aggravate the owners. To eliminate this problem, we have created a unique tool to help our managers keep your HOA's on track. It's our computer shared desktop task lists with "by when" dates. We've spent years developing them. Our managers update them daily. In this way, we all help each other to see that tasks are completed.

You are certainly welcome, Miss Zhou. By the way, I have very much appreciated your promptness and diligence not to mention patience and courtesy. I don't really mean to be a trouble-maker, but having been a condo owner before, I have a strong sense of wanting to get everything done as close to right as possible from the beginning. My experience is that people tend to be more accepting than critical. The reserve study and budget are two examples of something worth looking at closely, and problems can compound over time. If anyone asks, you can tell them I think you should get a raise.

I wanted to mention that I appreciate the excellent job in communicating to owners/occupants that Canyon Pacific is doing. I think this year was the first year I could make sense of the financial statements, the footnotes and the reserve survey. I am still concerned about no provision for window replacement, but otherwise it seems like the Board did a great job of addressing the underfunded reserves and put a logical and workable plan in place to resolve this issue. The package on the additional waterproofing assessment was also clear, informative and complete which no doubt made the difference in homeowner acceptance. With several property manager changes in recent years, it is appreciated that you have taken on 2200 and managed to get it running smoothly.

The value he added amounted to having a property manager present who was able to speak to HOA 'best practices' in general – with respect to our – and other HOAs' - governing documents. Quantitatively, he came up with an excellent suggestion about contacting our insurance company first regarding any liability involving 'commercial use' – instead of just contacting the HOAs' attorney first. While ultimately we may have to contact the HOAs' attorney on the issue, the idea is that we could save some legal $$$ if the insurance company's answer is satisfactory. Also – While I was not expecting him to attend last night's meeting, he did in fact offer to attend and I took him up on it.
